Properties along the Hampshire and West Sussex coast take salt, wind and driving rain that inland roofs never see. Nail sickness, delaminating slate and perished lead flashings all arrive earlier here.
Watch for repeated slipped tiles in different locations, daylight visible in the loft, sagging between rafters, granular deposits in the gutters, damp staining at chimney breasts, mortar loss at ridge and hip, and flashings that have lifted at the abutments.
One or two of those is usually a repair. Four or more, especially across different roof slopes, and you are spending money annually on a roof that has reached the end of its service life.
Ask any roofer for photographs before agreeing to work. If they won't show you what they've seen from the scaffold, find one who will.
